Before anything else,
the land is real.

An island in departamento de Río Negro, where the Río Negro meets the Río Uruguay, facing Villa Soriano across the water — the oldest European settlement in the country, ten kilometres before the river mouth. Four centuries ago the first cattle to reach Uruguay came ashore here. These are photographs of that ground, not renders.

And here is the title.

A photograph proves the place is beautiful. It does not prove anybody owns it. Everything below is publicly checkable against Uruguay's Dirección Nacional de Catastro and the property registry — which is the point of publishing it.

The island

1,250 hectares

Three rivers, one landing, and 1,000 shoreline lots of 3,000 m² each. Everything behind them — 750 hectares — is never built on.

Shoreline, wetland, forest, the lot ribbon and the central area are traced directly from the masterplan by RD'A Rohm–D'Angelo. Lot boundaries are generated along that ribbon at the plan's own spacing and are indicative until the survey is registered. Switch to Master plan for the seven zones and what each one holds.

Ten layers. Every build
is measured against all of them.

The central API of a place is its land-use policy. LOBOS writes that policy down as ten layers, and no unit gets approved until it is measured against each one and the measurement is published.

05

Put a house
on your own lot.

Four archetypes. Pick one and it lays itself out on a real 3,000 m² lot — river at the top, fifteen-metre setback, access track behind. Then drag rooms, add a floor, and watch the footprint, the cost and the ten layers move with you.

All four are prefabricated off site and assembled on the lot, and all four run off-grid: the roof is the power station, greywater goes to the phytoremediation tanks, and nothing connects to a mains that does not exist. Build costs use the plan's own rates — USD 2,000 / 1,800 / 1,500 per m² by area. Photographs are of built work elsewhere, not on the island — nothing is built there yet. Credit the architects and the photographer before this page goes live.

Where the numbers come from. Build rates of USD 2,000 / 1,800 / 1,500 per m² and the A/B/C type areas are taken directly from the project's own Phase III model. Type A is 450 m² built on 4,500 m² of green; B is 250 on 2,500; C is 150 on 1,500. One LOBO$ equals one square metre of the buildable 100 hectares.
06

The price is a schedule,
not a negotiation.

One thousand keys govern the island. The seven halvings below place the first 555 — the other 445 sit in the treasury, partnership, liquidity, founding-team and local-community allocations. Nobody quotes you a price: the halving you arrive in does, and every step of it is published here in advance.

What the schedule means if you hold

A key bought in halving 02 costs USD 8,400. The seventh halving prices the same key at USD 289,800.

That is arithmetic off a published table, not a forecast. It only holds if the people who come after you actually pay it — and nothing here promises they will. Anyone who tells you a key is worth 289,800 today is selling you something. What is true is narrower and still worth knowing: the price you pay is fixed by where you arrive, everyone can see the whole ladder before deciding, and it has never gone down.

Schedule as recorded in the project's tokenomics model, updated 04.24. Each key carries 1,000 LOBO$, locked for 12 months; a lot can be claimed after 24 months of staking. Acquiring a key can result in the total loss of the amount paid.

Phase I: Don't Panic.
Where the 4.2 million goes.

Six to nine months. A budget with no line items is a number nobody can check, so here is every line. Seventy-one per cent of it never leaves escrow until the deed is signed.

Phase 0 · Basecamp — running now

Before any of this there is a camp, and only a camp. A landing, tent platforms, drinking water, a solar point and a signal — the minimum needed to stand on the ground for two days and decide. Phase 0 builds no infrastructure. It is the exploration, and it is where the visits happen.

What Phase I has to deliver before Phase II can open. The island acquired and the deed inscribed · the DAO legally registered with the eight Treasury Guardians seated · smart contracts deployed and independently audited · the infrastructure design competition judged · the first 333 Voyagers holding keys.
Phase II pays for itself. USD 800,000 out — roads, mini-grid, water, six bungalows — against USD 1,350,000 in: events 150k, bungalow stays 200k, and 1,000,000 from the reservation sale of 100 units. That last line is a projection, not revenue, and it is 74% of the total.

07

Thirty-three people
already hold a key.

Numbers, not names — a Voyager is identified by the key they hold and what they bring to the island, which is the only part that matters to a vote. Round 01 is closed and will not reopen. Everything from Nº 34 on is decided by the thirty-three.

Halving 02 is open. Keys #34 to #77 at USD 8,400. Entry is by application and a vote of the active Voyagers — there is no direct purchase.
08

Two days on the land.

You cannot decide about an island from a screen. Once a month a boat leaves the Villa Soriano dock with a small group on it. No sales room, no presentation — you walk the ground, sleep on it, and leave with an opinion of your own.

Day oneArrival · the north
08:40
Villa Soriano dock

Coffee at the oldest settlement in the country. Twenty minutes across the water.

09:30
Landing at the central area

Where the hub, the marina and the airstrip are planned. Right now: a jetty and a field.

10:15
The north spit on horseback

Four kilometres of white sand along the Río Negro. The horses are local.

13:00
Asado under the old tree

Everything on the fire comes from within 40 km. This is the part people remember.

15:30
Walk the residential areas

Stand on the plots. Bring the atlas on your phone and find the one you were looking at.

19:40
Sunset from the west bank

The Río Uruguay, facing Argentina. Forty minutes, and nobody talks much.

21:00
Basecamp

Six tents on platforms, warm water, a solar point, no wifi. This is Phase 0 and it is all Phase 0 will ever be.

Day twoThe interior · the questions
06:50
Birds, from the wetland hide

Chajá, ibis, spoonbill, stork. Bring the binoculars or borrow a pair.

09:00
The natural park, on foot

750 hectares that will never be built on. The reason the other 500 are worth something.

11:30
Kayak the Yaguarí

The narrow river. Slow water, closed canopy, capybara if you are quiet.

14:00
The documents, on a table outdoors

Padrón, survey, the instrument, the budget. Two hours. Ask anything; nothing is off the table.

16:30
Back to the dock

No decision is asked for on the boat. If you want a key, you apply from home, after sleeping on it.

The questions asked
on the boat back.

Every visit ends with two hours around a table and the documents open. These are the questions that come up every single time, with the answer we give — including where the answer is still “we do not know yet”.

10

How you get in.

There is no buy button. Every entry is voted on by the Voyagers already holding keys, because they are the people who will have to live with the decision.

01
Application

Who you are and what you bring. Two paragraphs is plenty.

02
A conversation

Twenty minutes on a call, or two days on the island. The second is better.

03
The vote

Active Voyagers vote. You are told the result and the date it will be decided.

04
Key and contract

Your numbered key, 1,000 LOBO$, and the Uruguayan instrument behind both.

05
Your first vote

You arrive with a voice in whatever the island decides next.
